What Our Clients Say
We were looking for honesty and quality as some of the features. Behzad at Aria Build really excelled in listening to what we wanted and did a very good job of ringing all those bells and that’s how we chose them.

FAQ
The key difference between a custom home and a regular – traditional – home is the level of flexibility, quality, and customization that a custom home offers. Although both will serve the purpose of providing spaces for your family to live and grow in, a custom home will allow you to create a completely unique experience throughout, creating a space that you truly love to spend time in.
Regular homes are accompanied by feature lists and material, styling, and design restrictions. Custom home – when completed with good builders and designers – will allow you to craft the space of your dreams, regardless of how wild it may seem.
The most important step in the custom home development process is selecting the right builder. The right builder will provide you with guidance, support, and professional stability throughout the entirety of the project, and it’s key that you do a thorough evaluation of your options before making a selection. When comparing, you should look at builder experience alongside past projects, meet with your potential options to understand their team dynamic and project approach, and call references to verify their quality and professionalism.
Because custom homes are so unique, the project time associated with a build will be highly variable from comparables. That said, there are some rules of thumb that should help you approximate the time requirements. As an example, a standard 5,000 square foot custom home build should, under the right conditions and assuming relatively easy permits and permissions granting, take no more than 1-year to complete.
The custom home building process is as long as it is exciting. You’ll start with a consultation with your development team, where you’ll discuss the project specifics and begin mapping out the planning and development work that will be required to see it through. From there, you’ll be provided with a cost estimate, and assuming all looks good, your team will get started on the architectural, design, and development work. From there, materials will be selected, construction will begin, and it’s only a matter of time before you move into your forever home.
The home size you’re allowed to build on your lot will be heavily dependent on local bylaws, which vary from town to town. Standard laws should allow for between 27-35% of the property to be covered by the structure, but we encourage you to have your development team verify this before firming up any design plans.
Although a custom home is certainly an exciting venture, the benefit that can be derived from a full renovation can be equally as exciting. The decision depends fully on your specific needs and living requirements, such as space, location, amenities, and more. Your decision should be based on whichever of the two will allow you to live the most comfortable throughout the years ahead.

We provide impeccable craftsmanship using the highest quality material. All our tradesmen are registered with WSIB and licensed and provide the highest level of attention to detail. Our stunning work speaks for itself.
The price of your renovation project will be based on a variety of factors, including the room size, material quality, and more. It’s best to get a detailed quote before diving into any renovation projects to avoid overspending.
For most home builders in the Greater Toronto Area, a deposit of 10% will be required.
Absolutely. Aria is a registered builder with the Tarion Warranty Corporation, meaning that our development services are backed by the strongest standard in Canada. Whether you opt to work with us or not, we encourage you to always rely on a builder backed by Tarion.
The cost to build a complete custom home will vary depending on a variety of project factors, including the square footage, designs, materials, and more. Although it’s very difficult to give an accurate estimate without first having a detailed idea of the project size and scope, we can offer some industry averages to assist in guiding you through the process.
For the average home in Ontario, you should expect hard costs to start from $250 per square foot. In addition to those hard costs, project soft costs will often range between $20-30 per square foot. By multiplying those numbers with the intended home size you have in mind, you’ll be able to get a general idea of project pricing.
Similar to estimating the cost of a new build, determining home addition project costs can be difficult due to the unique nature, size, and scope of each project. That said, you can estimate a typical home addition project to start at around $250 per square foot for the additional space added. It’s recommended that you seek out a more refined estimate from a professional team prior to beginning your project.
Aria Build milestone payment schedules are designed to ensure that you only pay for the project as progress is made. Each project will require a 10% deposit in order to initiate the design and development process, with all additional payments occurring after various project milestones are hit. By project completion, all payments will have been made, just in time for you to enjoy your new home.
Note that our detailed project planning process will break down all of the relevant costs and payment milestones in detail prior to project onset.
The cost of an Aria Build project starts at 100K
